Our senior management team, under the guidance of David Gladstone and Buzz Cooper who replaced Bob Cutlip who retired July 30, 2022, has over 200 years of combined experience investing in real estate and middle market businesses. Under their guidance, we’ve built a portfolio that generates predictable and durable cash rents to fund distributions to our investors. Our goal is to pay shareholders distributions on a monthly basis and to increase shareholder wealth through sound investment and property operations practices. We have paid consecutive distributions since inception – even during the Great Recession and the Covid-19 pandemic. We have a track record of success, as exhibited by a history of strong distribution yields, consistent occupancy greater than 95.0%, and 10+ years of paying continuous monthly cash distributions.

Stable High Occupancy Portfolio

As of December 31, 2023, we own a diversified portfolio of 135 office and industrial properties located in 27 states and leased to 110 tenants. We have grown the portfolio in a consistent, disciplined manner at a rate of 18% per year since our IPO in 2003. We match long-term leased properties with long-term debt to lock in the spread to create a durable, stable cash flow stream to fund monthly distributions to shareholders. Our occupancy stands at 96.8% and occupancy has never dipped below 95.0% since our IPO in 2003.
